We have a great reputation for providing a friendly & informative service and supplying accommodation of the highest standard. As landlords ourself, we couldn't be better suited to understanding your wants, your needs and even your biggest concerns when it comes to renting out your property.  

If you are a private landlord and feel you have accommodation to rent that matches the standard of our existing properties then we would love to hear from you. You may wish to manage the property yourself and are just looking for suitable tenants, or perhaps you’d rather we took care of the day to day running of your house for you so you can concentrate your energies elsewhere safe in the knowledge that your property is being well looked after.

Let-Only Service

Do you want to take an active role in the management of your property but need help with finding suitable tenants? We will market the property through our office and website, conduct accompanied viewings, prepare all the necessary paperwork including the Tenancy Agreement and obtaining guarantors. Once everything is signed and sealed, we will hand back the management of the property to you.


What is included in the Let-Only Service?

RENTAL APPRAISAL

A member of our experienced team will conduct a specialised visit of your property, enabling them to accurately advise of the marketing price of your property, advise of any improvements necessary and answer any other queries you may have regarding student or professional letting. We will also use this as an opportunity to take high quality photographs of your property so that it can be marketed in the best possible way.

Safety Certificates

Your property will need to have a valid gas safety certificate, electrical appliance safety test and energy performance certificate before we are able to start marketing your property. House of Mulitiple Occupation (HMO) properties subject to council licensing regulations will also need to have the relevant paperwork in place. We are able to assist with all aspects of licensing and safety certification of your property and can discuss individual needs as they become relevant.  

Marketing

Your property will be extensively marketed throughout our office, website and property portals. Where council regulations permit, appropriate signage can also be displayed at the property.

Viewings

All viewings are conducted by an experienced member of our team. We hold late night and weekend viewings during the busy letting season and will happily chauffer prospective tenants from our office, local bar or wherever else they may be when deciding to view our properties...!  We also utilise the unrestricted access available during viewings to carry out brief inspections of the property and can easily assess the general conduct of any current tenants. Appropriate feedback and any recommendations for work are always given.

 

 

Deposit

With the majority of our let properties, the value of the deposit is determined by the size of the property. For 1 and 2-bed properties, we ask for an amount equal to one month's rent. For properties that are 3-bed and above, we ask for a deposit of £200 per tenant to be paid. Any money collected as a security deposit will be your responsibility to register with a government approved tenancy deposit protection scheme. Should you prefer for a security deposit not to be taken on your property please let us know and your property will then be advertised on this basis.

Our standard contract is an Assured Shorthold Tenancy Agreement with joint and several liability for all named tenants. We find this works well with the larger groups as the joint tenancy agreement holds the whole group responsible for the property and collective rent payments.

Rent is normally paid in advance on either a monthly or quarterly basis. Our suggested quarterly payment dates coincide with student loan payments and often prove to be a popular option amongst our student tenants.

We will collect completed Standing Order Mandates from all tenants on your behalf and ensure they are with you in sufficient time for banks to authorise them well in advance of the first payment date.

Once all paperwork is complete and all initial payments made, full responsibility will be transferred to you.


Full Management Service

Do you want to have the hard work done for you? With the full management service you can have as much or as little involvement with the management of the property and tenants as you like.

Guarantor

In addition to the security of a deposit, all student tenants and some professional applicants are asked to provide a UK based guarantor in support of their application. The guarantor is responsible for payment of rent should the tenant default as well as costs associated with any damage incurred throughout the tenancy. Sample copies of our standard guarantor form are available to download here or can be provided by request.  

Inventories

We will complete a thorough and comprehensive inventory and schedule of condition, listing all furniture, fittings & effects and their condition. This is updated at the start of every Tenancy and signed by the incoming Tenants and Aston Properties for and on behalf of the Landlord.

Rent Collection

We collect rent for our managed properties by Direct Debit. As part of the sign-up process we collect completed Direct Debit Mandates from all tenants and run the relevant banking checks well in advance of their first payment date.  

Our managed service provides you with the reassurance of knowing that any default payments will be notified immediately by our bank and pursued  promptly, well in advance of the date funds should be in your own account.  

Although we cannot guarantee payment, our experienced management team have a tactful yet effective way of pursuing tenants and their guarantors when deemed necessary. Our annual arrears figures are boastfully low on a consistent basis meaning this is one less thing for you to worry about when placing your property in our capable hands.  

Deposit

Should you prefer for a security deposit not to be taken on your property, please let us know and your property will then be advertised on this basis.
 

Property Maintenance

With your approval, we are able to arranged rectification of any problems which may arise during a tenancy. We have access to qualified, reliable tradespeople such as plumbers, electricians, handymen and cleaners who are able to deal with most problems that may occur. All tenants are provided with a Moving In Manual at the start of their Tenancy which provides an emergency contact number should the tenants experience an emergency at the property out of office hours.

Anyone with experience of rental properties will no doubt tell you there is so much more to consider than anything that can be written down. Our aim is to take away the hassle of the unknown for you; by looking after the property and your tenants as if they were our own.
